If you are looking for a suburban triple-fronted brick veneer, then this is not the house for you.
The Position: Brushgrove (Woodford Island, just off the Pacific Highway) on the mighty Clarence River, is a quiet village 25km downstream from Grafton and 25km from Maclean. It is an easy drive to beaches at Yamba, Iluka and Wooli. There is a regular bus service to Grafton and towns to the north: Maclean, Yamba, Ballina, Lismore, Byron Bay, the Gold Coast and Brisbane. There are two train services to Sydney and Brisbane daily, and daily flights to Sydney from Grafton airport.
The house, the second last in the street, is on a well-treed secluded one acre block backing on to one of the few remaining Commons in New South Wales. The front of the house faces the main channel of the Clarence River with a deep-water anchorage for a yacht.
The property owners of Brushgrove have the right to run cattle or horses on the Common for payment of a small agistment fee to the N.S.W. Lands Department. The riverbank easement can also be leased from the department for a small annual fee.
The House: This authentic three bedroom pole-house has been built using termite-resistant timbers such as tallow wood and red gum. There are polished cypress pine floors throughout the middle and upper levels, with black slate in the kitchen and bathrooms. The ground floor has ceramic tiles.
The 1st floor level has reverse-cycle air conditioning throughout and a slow combustion wood heater in the living/dining area. Fire wood is available from a local mill for $10 per trailer load.
The master bedroom on the top floor has its own on-suite and balcony looking into the tree-tops of the tropical garden. The other two bedrooms are on the 1st floor level, together with the large open plan lounge/dining room, kitchen, bathroom and toilet.
The recently renovated kitchen features Australian hardwood bench-tops with ample cupboards under, and open glass shelves above, giving an open, uncluttered appearance. The Smeg gas cook top has four standard burners and a double jet wok burner, whilst the Bosch oven is fitted with pyrolytic self-cleaning sides, top and bottom panels. The Fisher and Paykel stainless steel range hood is ducted to the exterior.
A veranda runs around the 1st floor level of the house. Sliding glass doors from the living room and bedrooms open out onto the veranda and an extensive sun deck, providing a large outdoor living area. Birds such a Rufus Warblers, Magpies, Kookaburras, Butcher Birds and a variety of parrots, as well as Tawny Frogmouth Owls, nest in the garden and surrounds. Green Tree Frogs relish the lush tropical vegetation, and Water Dragons bask in the sun on the riverbank.
The ground floor has a single garage on either side of a central rumpus room and laundry.
The Block and Garden: The one acre level block has a gradual fall from the river towards the Common at the rear. It is well treed with plants native to the Clarence Valley. Four varieties of orange, two of lemon and three of limes, as well as a fig and mango tree are well establish in the extensive garden, which also has a no-dig vegetable and asparagus bed.
